The property at Mrkischen Allee 4-10 is fully let to Ingram Micro CFS Fulfillment GmbH. Among other things, the e-commerce service provider looks after the returns business for fashion companies and is also active in Grobeeren for other companies in the areas of e-commerce, luxury foods and beauty. The logistics complex was built in 2010/11 and has a total rental area of ​​more than 28,900 square meters. In addition to the approximately 27,300 square meters of logistics space, 1,300 square meters of office space and 168 parking spaces are also available. Photovoltaic systems on the roof enable ecological management. The seller of the logistics property is an institutional real estate fund of DWS. The transaction took place as part of a share deal. The parties have agreed not to disclose the purchase price.

The planned fund volume of the “Warburg-HIH Germany Logistics Invest” amounts to 500 million euros. The equity volume of 275 million euros has already been collected in full from institutional investors. In the past twelve months, the fund has built up a portfolio of nine logistics halls with a volume of almost 250 million euros.
Lars Bothe, Senior Transaction Manager Germany at Warburg-HIH Invest, says: “The purchase means another important geographical and tenant diversification of the fund. The strong interest of national and international investors in the logistics real estate market in Berlin is unbroken and was increased in the wake of COVID-19 We do not expect any relaxation in the market in the coming quarters due to the sustained high demand for core properties like this one. It is all the more gratifying that we were also able to acquire this logistics property for our fund. ”
The property has a good connection to the PNV, a direct road connection via the B101 to Berlin and is close to the Ludwigsfelde-Ost junction of the Berliner Ring, the A10. The Grobeeren logistics location is traditionally a logistics hotspot south of Berlin; it is the most heavily handled and therefore a very popular freight center in the greater Berlin area. The centers of Berlin, Potsdam and the capital city Berlin Brandenburg Airport (BER) are each around 20 kilometers away. The GVZ Grobeeren is particularly popular for supplying the metropolitan region and for last-mile deliveries. The location also acts as a link between Germany and Eastern Europe.
